Roof Replacement

This charming 1940s bungalow near Woodstock Park in Portland's SE neighborhood had a serious problem: three layers of composition roofing had been stacked over the decades, far exceeding the recommended maximum of two layers. The excessive weight was causing the roof deck to sag visibly between the rafters, and the bottom layers had trapped moisture that was slowly rotting the original skip sheathing.

Our crew performed a complete tear-off of all three layers, hauling away over six tons of old roofing material. Beneath it all, we found that roughly 30% of the original skip sheathing needed replacement. We installed new CDX plywood decking in those areas to create a solid, uniform nail base, then applied synthetic underlayment across the entire roof. The new shingles are Malarkey Highlander NEX AR in Weathered Wood, a color that complements the bungalow's original character while providing modern performance.

To address the attic ventilation issues that had contributed to the moisture damage, we installed two new turbine vents on the back slope and ensured the soffit vents were clear and functional. The improved airflow will help regulate attic temperature year-round and prevent the condensation problems that plagued the old roof. The finished project restored this classic Portland bungalow to its full potential, with a roof system built to handle decades of Oregon rain.
